Halal rental property: key points before buying to let

AmanaFi team · Updated · 1 min read

Rental income is lawful in itself: it rewards the use of a real asset. The difficulties come from financing, which must avoid interest, and from managing risks: vacancy, repairs, unpaid rent.

Financing without interest

Several formulas exist depending on your situation.

  • Save and buy outright, possible but slow.
  • Participatory financing through ijara or diminishing musharaka.
  • Partnering with a relative, with a written contract sharing the stakes.

Risks to figure

A quoted rent is not net income. Count vacancy between tenants, maintenance, taxes and charges, insurance and unpaid rent. Keep a reserve equal to several months of costs to absorb an incident.

Points to watch

Property is not very liquid: you do not sell it in a week. Do not put into property money you might need in the short term. For zakat, find out how rental income and the property's value are treated under the opinion followed.

Frequently asked

Can I buy a property on an interest-bearing loan to let it?

An interest-bearing loan is forbidden. Look for compliant financing or postpone the purchase while you save, rather than take an interest-bearing loan.
